JOB PURPOSE/SUMMARY:

Responsible for the care and maintenance of company facilities. Works with a variety of vendors, purchasing, reporting managers and supervisors. Has direct supervision of Security Gate Attendants and related maintenance labor.

ESSENTIAL FUNCTIONS:

Daily

  • Tours the assigned facilities and associated properties on a daily basis to identify possible maintenance and safety issues.
  • Pro-actively identifies and documents the results of issues that arise, to allow for appropriate planning and budget considerations.
  • Works with internal customers to insure uninterrupted operations of the assigned area and other company facilities as requested and required.
  • Creates requisitions for buyers to purchase materials related to company facilities.

Projects

  • Plans, oversees, and participates in on-going maintenance and improvement projects as needed. This involves painting, plumbing, HVAC, electrical, and other construction and building related work.
  • Submits RFQ’s (Request for Quotation) to company shipyard shops, external contractors and suppliers for estimates and bids. Negotiates favorable pricing and terms to insure the best value and successful outcome of all projects.
  • Uses design software for office layout.
  • Performs complete bid analysis; suggests best options

Supervisory and Leadership of Direct Staff

  • Directs responsibility for the single point entry system.
  • Trains, directs, and supervises Security Gate Attendants.
  • Supervises facilities assistant as needed.
  • Oversees and directs subcontractors and shipyard employees when associated with Facilities projects.
  • Effectively communicates regional goals and objectives.
  • Provides direction and leadership to achieve company Core Values, Mission and Safety Vision.
  • Processes employee evaluations in a timely manner, as required.
  • Directs, motivates and develops employees for maximum performance.
  • Performs special duties and other projects as assigned.
  • Adheres to all company policies.
  • Accomplishes all tasks as appropriately assigned or requested.

KNOWLEDGE SKILLS AND ABILITIES:

  • OSHA personal safety regulations and recommendations, including the proper use of protective equipment.
  • Basic building concepts.
  • Personal computer functions and software applications.
  • Basic understanding of purchasing and SAP computer software, AS-400.
  • Mechanical aptitude is required
  • Ability to identify problems related to HVAC, electrical, plumbing, and other related functions at their source and determines best corrective action.
  • Skills in using a variety of tools and equipment; power tools, forklifts, loaders, man-lift, riding sweeper, and others as needed or required.
  • Ability to lead, direct and motivate as needed to insure direct reports are performing at optimal levels.
  • Ability to prioritize and stay organized in a constantly changing and demanding environment.
  • Ability to read, write and speak the English language.
  • Ability to use independent judgment and discretion related to facilities, purchasing or employee matters.

MINIMUM QUALIFICATIONS:

High School Education or equivalent is required, some college is helpful. Minimum of 5 years experience in the construction, building maintenance trades, or project management.
